Naples Real Estate: Available Inventory Decreased 19% In October 2011 Compared to October 2010

The real estate market in the Naples, Bonita Springs and Estero area continues its recovery.
The inventory of residences for sale is now of 7,325 available properties compared to 9,044 properties available at the end of October 2010.
This is a 19% reduction!
The median closed price for properties over $300,000 increased 18% to $605,000 compared to $513,000 one year ago.
The recovery is particularly sensitive in the Naples Beach areas, located West of US41.
There is a strong recovery for the condominiums listed in the $1 million to $2 million bracket.
These figures are part of the latest market report released yesterday by NABOR (Naples Association Board of Realtors).

The Naples residential real estate market continues its upswing. That is what reveals the latest sales report released by NABOR (Naples Board Association of Realtors) one hour ago.
The total inventory decreased 14% in May 2011 compared to May 2010:

7,705 in May 2011.
9,006 in May 2010.

The median closed price for single-family home increased 6% from $199,000 to $210,000 for the 12-month period ending in May 2011 compared to the same period ending in May 2010.
Overall pending sales are up 8% in May 2011 compared to the same month in 2010:

955 contracts in May 2011.
887 contracts in May 2010.

This increase of sales - which is noticeable in the regular sales - puts a trend for emerging strong Summer sales in the Naples area (Naples, Bonita Springs & Estero).
The sales for condominiums in a price's range from $1 Million to $2 Million were up 164% for the 12-month period ending in May 2011 compared to 2010.

Florida continues to grow. According to the 2010 Census, Florida’s population was 18,801,310 on April 1, 2010, an increase of 2,818,486 since April 1, 2000.
The 2000-2010 period was the fourth consecutive decade to see the Florida population grow by more than 2.8 million residents. Florida’s numeric population increase during the past decade was the third largest of any state, trailing only Texas and California. Its percent increase (17.6 percent) was the eighth largest in the nation.

13% Increased For Exisiting Homes Sales In Florida In First Quarter 2011

Florida’s existing home and existing condo sales rose in first quarter 2011 compared to the same period a year earlier -
Existing home sales increased 13 percent in 1Q 2011 with a total of 44,531 homes sold statewide, from the statistics released today from the Florida Association of Realtors.
Statewide sales of existing condos in the first quarter rose 29 percent compared to the year-ago sales figure.
Low mortgage rates continued to be available during the first quarter of the year. According to Freddie Mac, the national commitment rate for a 30-year conventional fixed-rate mortgage averaged 4.85 percent in 1Q 2011; one year earlier, it averaged 5.0 percent.
Buyers should take the opportunity to buy NOW in Florida, as the best conditions met.

Despite bad press over the threat of oil-soaked beaches, Florida tourism numbers were up for the second quarter of 2010, the state’s tourism marketing agency reported Monday.
According to the report, trips to Florida from U.S. residents were up 2.4 percent from the same period in 2009; overseas tourism was up 11.9 percent; and Canadian travel improved by 10.4 percent.

Sales of existing condominiums in Florida rose 11 percent in July, with a total of 5,557 condos sold statewide compared to 4,991 units sold in July 2009, according to the latest housing data released by Florida Realtors®.
Eleven of Florida’s metropolitan statistical areas (MSAs) reported higher existing condo sales in July, according to Florida Realtors. The statewide existing condo median sales price last month was $87,200; in July 2009 it was $108,500 for a 20 percent decrease. The national median existing condo price was $181,300 in June, according to the National Association of Realtors® (NAR).

Colorado developer feels the time is right -
A bargain-hunting entrepreneur who thinks the local real estate market is close to a comeback has paid $21 million for a high-rise condominium project and the adjacent First Street Village.

The two downtown projects were launched by Cameratta in the two years before the real estate market in Lee County collapsed at the end of 2005. First Street Village is partially built and High Point Place along the Caloosahatchee River has 76 units remaining to be sold.
Marcel Arsenault, through his Louisville, Colo.-based company Real Capital Solutions, paid Cameratta Properties $13 million for the construction loan on the 76 units that remain to be sold at High Point.
The time is right to move forward on the two projects, Arsenault said — today’s low prices and tight credit are signs that the market’s at or near its low ebb.

Naples Area Real Estate: Available Inventory Continues to Decrease

The Naples real estate market continues to improve month after month.
The available inventory for residential properties for sale in the Naples area decreased again 10% in May 2010 compared to May 2009:

9,006 properties available in May 2010
10,046 in May 2009.

For the 12 consecutive months ending in May 2010, compared to the ones ending 2009, global pending sales increased 47%. The increase for pending sales is noticeable in all areas and all price ranges.
The median closed price increased 9% from $174,900 to $190,000.
Closed sales during the same period increased 48%, from 5,495 to 8,152.
As the inventory is depleting, some communities or subdivisions are shifting to a balanced market or even a seller's market.
These figures have been released by Naples Association Board of Realtors (NABOR).

Naples Area Real Estate Market - November 2009 Update. The real estate market in the Naples area (Florida) continues a strong improvement's trend with the last report and figures released yesterday by the Naples Association Board Of Realtors (NABOR).
The trend seen in the previous months of an improving market in the low-price range is now spreading in all categories and price's range.
Overall pending sales for properties in the $300,000 - $500,000's range increased 230% in Nov. 2009 compared to Nov. 2008!

200% increase in the single-family home market.
282% increase in the condominium market.

Most economists see recovery starting - Real estate will contribute to U.S growth in 2010

More than 80 percent of economists believe the U.S. recession is over and an expansion has begun, but they expect the recovery will be slow as worries over unemployment and high federal debt persist.
That consensus comes from leading forecasters in a survey by the National Association for Business Economics released Monday.
The housing recovery is one bright spot. Forecasters expect 2010 to be the first year since 2005 that the housing sector will contribute to overall growth. Home prices are expected to rise 2 percent in 2010, but panelists do not believe that will stifle the housing recovery.

Homes have appreciated by an average of 4 percent a year since World War II. They act as hedges against inflation and bestow significant tax benefits. Real estate is a leveraged investment; a 10 percent downpayment produces a 1,000 percent return if the price of a home merely doubles.

Plus there are intangibles: Owning a home provides a sense of independence, security and community. And you get to live in your investment. You can’t do that with a stock.

The Naples residential real estate market is in an upward trend for the past fifteen months now. In August 2009, the average inventory decreased again 13% compared to August 2008:

9,163 in 08/2009.
10,532 in 08/2008.

The average days on the market (DOM) decreased 21% - 160 DOM in 08/2009 compared to 202 in 08/2008.
For the 12-month period ending in Auguest 2009, the pending sales dramatically increased in all geographic areas. In August 2009, compared to August 2008, the pending sales have increased 87%:

862 contracts in 08/2009.
461 contracts in 08/2008.

For the single-family homes listed under $300,000 the pending sales increased 106%, at the same time the pending sales for condominiums increased 89%.
The overall closed sales increased 38%:

545 closed sales in 08/2009.
395 closed sales in 08/2008.

The closed sales increased in all geographic areas like Naples beach area, North Naples and Central Naples.

Bonita Bay Group set to close clubs on Sept. 30 if they're not sold

The Naples Daily News today revealed that Bonita Bay Group will stop operating its golf courses and clubs after Sept. 30, according to a letter from Timothy Boates, Bonita Bay Group’s chief restructuring officer.
“I am committed to keeping all clubs operated by Bonita Bay Group open and operating through September 2009 so long as the members of each club continue to pay their monthly dues,” Boates said in the letter to Verandah Golf and Tennis Club board members.

Bonita Bay Group owned and operated clubs at its communities Verandah, Bonita Bay, Mediterra, Shadow Wood and Twin Eagles but has been trying to sell them off as it fights bankruptcy.

SW Florida Real Estate: The Worst Seems Over!

As the result of over twelve months in increase of pending and closed sales, the real estate market starts to rebound in the Naples area and Bonita Springs, Estero areas in Southwest Florida.
Inventory of homes for sale has decreased for the third consecutive month. The market starts also to recover for the new home sales.

Naples Real Estate - Inventory decreased 14% in the Naples area

Following the trend of the past months, the inventory for single-family homes and condominiums for sale in the Naples area decreased 14% in the second quarter of 2009 compared to the first quarter of 2009.
Average days on the market decreased also 19% to 161 in the second quarter of 2009 compared to 198 in the second quarter of 2008.
Pending and closed sales increased in all geographic areas of Naples:
- A 92% increase of pending sales in the 2nd quarter of 2009 compared to the 2nd quarter of 2008.
Properties with a listing price of $300,000 and less saw an increase of 179%!
The last report released last week by NABOR (Naples Association Board of Realtors) shows also an increase of 85% of pending sales for properties listed at 2million and over.

Naples Real Estate - Sales Increase in All Price Ranges in May 2009

NABOR (Naples Association Board of Realtors) just released today the numbers for the real estate sales in the Naples area for May 2009.
Overall pending home sales increased 101% in May 2009 compared to 2008:

1,029 units under contract in May 2009.
511 units in May 2008.

In all areas there was at least an increase of 50% of pending sales.
The closing sales were up 36% for the past 12 months ending May 2008:

5,446 for the 12-month period ending in May 2009.
4,005 for the 12-month period ending in May 2008.

The inventory decreased 10% - 10,046 units in May 2009 compared to 11,175 units in May 2008.
The properties with a listing price under $300,000 saw a 177% increase of pending sales!
The average days on the market (DOM) decreased also 24% from 203 days in May 2008 to 155 days in May 2009.

The sales of existing homes increased 18% last month (April) in Florida compared to April 2008. The increase occurred for the eight consecutive month. The sale of existing condos increased 21% compared to same period last year.

Naples Real Estate - 87% Increase in Pending Sales in April 2009.

The Naples Association of Realtors (NABOR) just released today the last figures in April 2009 for the real estate activity in the Naples area.
The figures are once again, and for the 15 consecutive months, in an upward trend. Naples is progressively en route for a more balance market. Great opportunities still exist for buyers but it might not be so easy in the next months to negotiate a great purchase price as the inventory continues to declines and sellers might not be incline to negotiate deeply.
The inventory declined 16% for properties over $300,000 and the median price for the same properties is unchanged compared to April 2008. A few other figures:

Overall home sales: 582 in April 2009 - 486 in April 2008 - 20% increase.
Overall pending sales - properties under $300,000: 792 in April 2009 - 265 in April 2008 - 199% increase.

Beachfront mansion sold for $16,400,000 in Bay Colony, Naples Florida

The luxury real estate market in Naples Florida is still active and steady.
Last month, a beach front mansion in the prestigious enclave of Strand at Bay Colony in Pelican Bay sold for $16,400,000. The listing price was $17,700,000.
Two other mansions have been sold at the Strand in Bay Colony in the past six months: One last October for $12,000,000 and one in March for $9,500,000.

Naples Real Estate Inventory Declines 8%

The total inventory for homes for sale decreased 8% in March 2009 compared to March 2008. Residential sales are up again in the Naples area real estate market.
For March 2009 compared to March 2008, the number of pending sales increased 86%:

586 pending home sales in March 2008.
1089 pending home sales in March 2009!

The trend is particularly strong for properties with a listing price of $300,000 and under: 194% increase for this segment:

275 in March 2008.
808 in March 2009.

The closed sales increased globally 38% for the same period.
Now it is frequent to have multiple bidders on properties listed in the low range and it is not rare to see foreclosed properties or short sales selling for more than their listing price.

Naples Real Estate Market - Pending Sales At Its Highest Peak In Over Three Years

Pending sales are continuing their upward trend in Naples for February 2009 released Naples Area Board of Realtors (NABOR) today in its newest report.
The number of pending sales in February has reached the highest peak in over three years.

Consequently the overall inventory of properties on the market decreased 7.6%.
Pending sales increased 69% compared to February last year.
And 178% for properties listed for less than $300,000.
