The real estate market in the Naples, Bonita Springs and Estero area continues its recovery.
The inventory of residences for sale is now of 7,325 available properties compared to 9,044 properties available at the end of October 2010.
This is a 19% reduction!
The median closed price for properties over $300,000 increased 18% to $605,000 compared to $513,000 one year ago.
The recovery is particularly sensitive in the Naples Beach areas, located West of US41.
There is a strong recovery for the condominiums listed in the $1 million to $2 million bracket.
These figures are part of the latest market report released yesterday by NABOR (Naples Association Board of Realtors).

Pending Sales Increased 23% In The Naples Beach Area

Pending sales for these properties increased 23% in the second quarter of 2011 compared to same quarter in 2011.

Naples Real Estate - The Upswing Continues - Inventory Decreases 14%. Strong Sales Emerging For Summer
The Naples residential real estate market continues its upswing. That is what reveals the latest sales report released by NABOR (Naples Board Association of Realtors) one hour ago.
The total inventory decreased 14% in May 2011 compared to May 2010:
Overall pending sales are up 8% in May 2011 compared to the same month in 2010:
The sales for condominiums in a price's range from $1 Million to $2 Million were up 164% for the 12-month period ending in May 2011 compared to 2010.

Florida Population Continues To Grow. Good News For Florida Real Estate Market
Florida continues to grow. According to the 2010 Census, Florida’s population was 18,801,310 on April 1, 2010, an increase of 2,818,486 since April 1, 2000.
The 2000-2010 period was the fourth consecutive decade to see the Florida population grow by more than 2.8 million residents. Florida’s numeric population increase during the past decade was the third largest of any state, trailing only Texas and California. Its percent increase (17.6 percent) was the eighth largest in the nation.

Florida’s existing home and existing condo sales rose in first quarter 2011 compared to the same period a year earlier -
Existing home sales increased 13 percent in 1Q 2011 with a total of 44,531 homes sold statewide, from the statistics released today from the Florida Association of Realtors.
Statewide sales of existing condos in the first quarter rose 29 percent compared to the year-ago sales figure.
Low mortgage rates continued to be available during the first quarter of the year. According to Freddie Mac, the national commitment rate for a 30-year conventional fixed-rate mortgage averaged 4.85 percent in 1Q 2011; one year earlier, it averaged 5.0 percent.
Buyers should take the opportunity to buy NOW in Florida, as the best conditions met.
