Village Of Estero - Many Projects under Way!

Estero officially became The Village of Estero on January 1st 2015.
Located south of Fort Myers and just north of Bonita Springs and Naples, The Village of Estero   has a desirable location in SW Florida.
Candidates for the Village Council are now campaining for an election to be held on March 3rd.
Several new developments are under way or scheduled for the next months in Estero.

  • Hertz headquarters are already under construction for a few months already and should be ready for the end of the year or beginning of 2016. They are located at the SE corner of US 41 and Williams Rd, just north of Rapallo. Hertz has already open its rental and sale division.
  • Wal-Mart has cleared up the parcel at the corner of US 41 and Estero Pkway
  • Estero Grande a controversial Estero mixed use project close to Breckenridge Golf & Tennis Club has been approved by Lee County. Estero Grande is a 30-acre project with commercial out lots in front of rentals units.
  • The clearing up of a parcel on US 41 just north of Ford dealership is underway for the construction of a new Honda dealership. 
  • Always on US 41 and just across Coconut Point Mall, Pollo Tropical & First Watch will open very soon. 
  • Duffy's Sports Grill will open soon taking the place of the former Stoney's Sport Cafe close to Stoneybrook
  • Estero on the River, a large parcel of 87 acres at the NE corner of Corkscrew Rd and US 41 is now on the market for $34 millions. The property is zoned for 530 residential units and 300,000 sqft of commercial spaces. Beautiful trees and Estero River runs in the middle of the property. Hopefully the future owner will preserve part of that beautiful setting!
  • Pebble Pointe At The Brooks, a new community under development in The Brooks has just released its floor plans and pricing
  • Tidewater by Del Webb, an active adult community will start mid 2015 at the corner of Ben Griffin rd and Estero Pkway.

Naples Real Estate: Very Active Luxury Market & Reduced Inventory.

The real estate market for Naples area continue to be very hot in all sectors but also especially in the luxury segment.
The high-end market continues to be extremely active and is dominated by cash transactions.
For the November 2014 report and statistics just released by NABOR (Naples Associations Board of Realtors) overall pending sales rose 11% for homes prices over $1 million and the closed sales for the same segment increased 17%!
The sales for the segment above above $2 million increased 40%!
For the areas close to the beach (West of US 41) including Olde Naples, Coquina Sands, The Moorings, Park Shore and Pelican Bay, the median price increased 35% from $739,000 to $1,000,000. 
Other major points of the report, comparing November 2014 to November 2013:

  • 32% increase of pending sales in the $300,000 - $500,000 price's range.
  • 12% increase of median closed price from $236,000 to $265,000. 
  • Overall inventory decreased 10% again.
  • Average days on the market: 79.

Altaira will be built close to the latest tower: Florencia, built in 2007.
Construction will start mid-2015 for a completion date scheduled for the second quarter or 2017.

Naples Real Estate Market Update: Limited Inventory & Decreased Sales 

Limited inventory of existing homes continues to be the issue in the Naples market. Inventory decreased 9% in the 3rd quarter of 2014 compared to the 3rd quarter of 2013. This low inventory led to a 10 percent decrease in pending sales and an 11% decrease in closed sales compared to last year. 
This statistic is misleading because the amount of closed and pending sales in properties above $300,000 has increased. 
In fact, the overall closed sales in the $1 million to $2 million category increased 14 percent from 91 in 3rd quarter 2013 to 104 in 3rd quarter 2014.

There is an influx of new construction inventory in the area as new communities are popping up all around town. Although this may help fill the void caused by the lack of resale properties, the resale market is still the most desirable due to location being such an important factor to most buyers. 

The overall median home price increased 13% from $234,000 in 3rd quarter 2013 to $265,000 in 3rd quarter 2014.
