Altaira At The Colony: New High-Rise Coming!

Altaira At The Colony will be the first new high-rise built in The Colony Golf and Country Club in Bonita springs, Florida in seven years.
Altaira will be built close to the latest tower: Florencia, built in 2007.
Construction will start mid-2015 for a completion date scheduled for the second quarter or 2017.
Altaira, built by WCI will offer four residences per floor with square-footage between 3,000 to 3,300 sqft.

Naples Real Estate Market Update: Limited Inventory & Decreased Sales 

Limited inventory of existing homes continues to be the issue in the Naples market. Inventory decreased 9% in the 3rd quarter of 2014 compared to the 3rd quarter of 2013. This low inventory led to a 10 percent decrease in pending sales and an 11% decrease in closed sales compared to last year. 
This statistic is misleading because the amount of closed and pending sales in properties above $300,000 has increased. 
In fact, the overall closed sales in the $1 million to $2 million category increased 14 percent from 91 in 3rd quarter 2013 to 104 in 3rd quarter 2014.

There is an influx of new construction inventory in the area as new communities are popping up all around town. Although this may help fill the void caused by the lack of resale properties, the resale market is still the most desirable due to location being such an important factor to most buyers. 

The overall median home price increased 13% from $234,000 in 3rd quarter 2013 to $265,000 in 3rd quarter 2014.

Naples Real Estate Market Update: Low Inventory & Overall Median Closed Price Up 14%.

Overall inventory of homes in the Naples area dropped 20% in the $300,000 and below category  in August 2014 compared to August 2013.
The median price rose 13% in that same category. 

The low inventory lead to a decrease of pending and closed sales in August in the Naples Beach area (West of US 41).
For example the inventory of condominiums for sale in the Naples Beach area ( Olde Naples, Coquina Sands, The Moorings, Park Shore & Pelican Bay) dropped 28, from 571 condos in 8/2013 to 409 condos for sale in 8/2014.
The median close price increased 7% to $530,000 in that same area.
Here are other important points of this real estate market report in Naples just released by NABOR (Naples Association Boards of Realtors):

  • Overall pending sales decreased 11% in August 2014 compared to August 2013 by lack of inventory.
  • Overall inventory decreased 8% from 3,875 to 3,579 in the same period.
  • Average days on market: 83 in August 2014. 
The inventory of new constructions increased but few are available under $300,000.
