Naples Area Real Estate Market Update - Strong Sales In February.

Naples Area Real Estate Market Update - March 14th 2014.
Here is the monthly real estate market update just released this morning by NABOR (Naples Association Boards of Realtors).
Report shows that February 2014 has shown strong real estate sales in the area.
Here are the main points of the report:


  • Overall pending and closed sales increased 5 % each from 10,629 pending sales in the 12-months ending February 2013 to 11,151 in the 12-months ending February 2014, and 9,308 closed sales in the 12-months ending February 2013 to 9,735 in the 12-months ending February 2014.
  • 20% increase in closed sales for all homes over $300,000.
  • Large decrease of inventory ( - 20%) in the segment of $300,000 and under.
  • Overall median closed prices for homes $300,000 and below increased 14 %.
  • Overall median closed prices for homes $2 million and above increased 7 %.
  • Overall Days on Market is at 94 for February 2014.
The season 2014 seems to be so far one of the busiest ever. 
Multiple offers situation are common for homes priced on either end of the market.

Closed deal for the sale of West Bay Club community and golf course! The members and residents of West Bay Club in Estero have purchased the community and its championship golf course.
In a deal that closed Friday, the golf course and remaining memberships were purchased for an undisclosed price by community stakeholders from the West Bay Club Development Corp., according to a statement released today by the boards of directors of the West Bay Golf Club and the West Bay Property Owners Association.

Florida Real Estate Market Positive Trends - January 2014

Florida’s housing market reported more closed sales, higher median prices, more new listings, fewer days on the market and the continued stabilization of inventory in January, according to the latest housing data released by Florida Realtors®. Closed sales of single-family homes statewide totaled 15,000 last month, up 10.2 percent over the January 2013 figure.

Single-family sales up 10.2%, condo sales up 9.3% year-over-year; single-family median prices up 12.1%, condo prices up 17%. NAR: Jan. sales down but prices up.

New Development Planned Close to FGCU

A Southwest Florida developer is moving forward with plans to build a 886-acre "university village" with homes, shops, a hotel and parks just north and east of the Florida Gulf Coast University campus.
The Private Equity Group plans to build 1,950 multi-family residential units, a 250- room hotel and conference center, 170 acres of parks and open spaces as well as shops and offices.
